New-launch pricing is almost always the cheapest a project will ever be, but it comes with construction risk and a multi-year wait. Ready-to-move homes cost more per square foot but remove that uncertainty entirely and can start earning rent immediately.
If your primary goal is capital appreciation over a five-plus year horizon and you can absorb some construction-timeline risk, new launch typically offers the better entry point.
If you need a home to move into within the next twelve months, or you want immediate rental income, ready-to-move is almost always the better fit even at a pricing premium.
A middle path worth considering: projects that are eighty percent complete. You get most of the pricing discount of a new launch with far less delivery risk, since the structure is largely visible before you commit.
